Freehold and central are starting facts, not conclusions

The Atelier's tenure and Newton-area location may shape its buyer pool, but value depends on the exact unit, total quantum, layout, condition, outlook and competing supply.

Use completed evidence

Review current same-project transactions and rental contracts through URA. Compare similar floor areas, floors and sale types, and state the period and transaction count. Historic launch prices should not be presented as current value.

Check the practical trade-offs

  • Actual route to MRT, schools and amenities
  • Traffic, noise, privacy and facing
  • Usable internal space and maintenance costs
  • District 9 resale alternatives at the same quantum
  • Holding period, financing and exit audience
