Use a dated inventory query, not a static list
URA's Developers' Sales service reports units launched, sold and unsold for licensed developments using developer submissions. Record the reference month whenever inventory is compared.
Availability is not value
A balance unit may remain for reasons including price, floor, facing, layout, release timing or buyer eligibility. “Last units” and percentage-sold claims should be checked against the current developer return and sales documents.
Build a reproducible shortlist
- Fix the reference month and market segment.
- Filter by completed or uncompleted status and unit type.
- Check current price, discounts and legal particulars with the developer.
- Compare transactions and competing resale homes.
- Record when the data was retrieved.
