A mature Pasir Ris proposition

The Esparis is an established executive condominium in Pasir Ris. Buyers should focus on the qualities that cannot be recreated easily: unit size, layout, open outlook, privacy and access to everyday amenities.

Connectivity is improving, but timing matters

LTA states that Cross Island Line Phase 1, including Pasir Ris East station, is expected to open in 2030. The line may improve east-west and north-east connectivity, but buyers should assess today's commute as well as the future network. See the current LTA Cross Island Line programme.

How to compare units

  • Separate regular apartments from penthouses and unusual layouts.
  • Check usable internal area rather than headline floor area alone.
  • Assess afternoon sun, road noise, lift access and privacy.
  • Compare same-project transactions before using district-wide PSF.
  • Allow for renovation and maintenance appropriate to an older project.

Large-format or penthouse units require special care: terraces and voids do not carry the same utility as internal living space, so a blended effective-area comparison is more informative than a simple total-area PSF.
