Singapore's rental market is not one market. Lease outcomes vary by region, project, unit size, furnishing, school access, commute and handover timing. Build a complete housing budget

Compare asking rents with signed contracts and include deposits, utilities, air-conditioning servicing, minor repairs, agent fees where applicable and moving costs. If an employer allowance is involved, confirm what is reimbursable before signing.

A tenant's strongest position is a credible alternative and a clear move-in date. Recent same-project contracts are more useful than broad market headlines. Landlords should likewise assess tenant profile, vacancy risk and lease certainty rather than maximising the headline rent alone.
