A strong sale begins before the listing is published. Review recent comparable transactions, active competing homes, buyer demand, the condition of the property and the seller's timeline. The objective is to establish a defensible pricing range, not simply the highest asking price.
Build one coherent campaign
- Price: define an evidence-backed launch range and review triggers.
- Position: identify the likely buyer and the property's most meaningful advantages.
- Prepare: solve presentation, maintenance and access issues before launch.
- Produce: create photography, a detailed home tour and short-form material that answer real buyer questions.
- Distribute: coordinate portal, video, social and database reach with consistent facts.
- View and negotiate: capture objections, qualify interest and compare offers on price, terms and certainty.
Measure the campaign, not vanity metrics
Track qualified enquiries, viewing conversion, repeated objections, offer quality and time-to-decision. High reach without relevant buyers is not success. If evidence changes, adjust price or positioning deliberately rather than reactively.
Protect the seller's outcome
Confirm all material facts, disclose known issues appropriately, keep a record of feedback and evaluate the net proceeds after financing, taxes and transaction costs. No marketing system can guarantee the final price; the value of a system is disciplined execution and better-informed decisions.
