Define the asset before reading the headlines
URA lists 39 Good Class Bungalow Areas and applies specific planning controls to them. A high-value detached home outside those designated areas should not be described as a GCB merely because of its price or size. Check the official URA locational criteria.
Scarcity does not remove property-specific risk
Transactions can be infrequent and highly heterogeneous. Plot shape, frontage, access, topography, conservation status, building condition and planning constraints can produce large differences between nearby sales. A small sample should not be treated as a market-wide index.
Use a disciplined evidence set
- Confirm title, lot, tenure and the relevant GCBA boundary.
- Compare plot attributes and sale condition, not land rate alone.
- Review current planning, conservation and redevelopment controls.
- Separate land value, existing improvement and feasible option value.
- Allow for duties, financing, professional fees, works and holding costs.
