Start with household eligibility and holding capacity
Before visiting a sales gallery, confirm ownership constraints, HDB Minimum Occupation Period obligations, residency profile, financing and the intended holding period. HDB owners should read the current conditions for acquiring private property.
Build the complete acquisition budget
Include the booking and downpayment schedule, Buyer's Stamp Duty, any Additional Buyer's Stamp Duty, legal fees, mortgage costs, renovation, maintenance and a liquidity buffer. IRAS calculates BSD and ABSD on the higher of purchase price or market value; check the current stamp-duty guidance. CPF Board confirms that Ordinary Account savings may be used for Singapore residential property subject to prevailing rules.
Compare unit utility before price per square foot
- Study the approved plans, tenure and developer documents.
- Compare total quantum, usable internal area and layout efficiency.
- Check floor, facing, privacy, noise and likely construction around the site.
- Map competing new supply and relevant resale alternatives.
- Model higher rates, a delayed completion and a delayed exit.
Document the decision
Use URA's transactions, developer sales and supply data, state the comparison window and investigate outliers. Appoint a solicitor and obtain financing advice for the actual household. Launch momentum, discounts and projected rent are not guarantees of future value.
