Start with resilience, not the maximum loan
CPF's home-buying guidance says affordability depends on savings, cash, loan-to-value limits, loan tenure and servicing ratios. Current guidance describes a 55% TDSR ceiling and a 30% MSR ceiling for applicable HDB and executive-condominium loans, while recommending a more prudent buffer. Model the whole holding period
- Downpayment, stamp duties, legal fees and renovation
- Mortgage payments under higher-rate and lower-income scenarios
- Maintenance, property tax and insurance
- Minimum occupation, eligibility and resale restrictions
- CPF accrued interest and cash proceeds on sale
An exit strategy is a scenario, not a guarantee
Test whether the household can hold the home if prices are flat, the planned sale is delayed, or upgrading costs rise. Preserve emergency savings and retirement adequacy rather than depending on a future gain.
A suitable first home can support later options, but it is not automatically an investment gateway. Use current CPF, HDB, IRAS and lender information, and obtain advice tailored to the household.
