Updated September 2026. This study provides a due-diligence framework, not a price forecast or site-specific development opinion.
District 10 is not one uniform landed market
Tenure, plot width, housing form, road character, topography, condition and redevelopment potential can create large differences between nearby homes. Historical averages must therefore be segmented before they are used.
Development potential requires a qualified check
URA notes that redevelopment depends on safeguarded housing form, plot size and width, street-block plans, road or drain reservations and other controls. Planning permission or a compliant lodgement may be required. Review the current URA landed-property guidance and engage a Qualified Person.
A sourced comparison should include
- Completed transactions for genuinely comparable land and housing types
- Land rate and total quantum, not either measure alone
- Remaining lease, building age and condition
- Verified school-distance and enrolment rules rather than assumed priority
- Current professional construction and finance estimates
Scarcity can support demand, but entry price, holding capacity and site constraints still determine the outcome. Do not treat past growth or a generic rebuild allowance as a guaranteed investment return.
