Start with the unit, not a score
West Bay is an established condominium, so value should be tested against its actual resale evidence, remaining lease, maintenance condition and the attributes of the specific home. Decommissioned MOAT Analysis content has been removed.
Compare like with like
- Exact block, floor, stack, orientation and internal area
- Same-project transactions with similar size and condition
- Maintenance fees, major works and MCST records
- Noise, privacy, afternoon sun and practical access
- Competing resale supply at the same total quantum
Use current public evidence
URA provides transaction, rental and pipeline data for private residential properties. Use the current URA property data rather than an old asking price or proprietary rating.
