The envelope is a three-dimensional limit

URA's landed-housing rules define permissible building mass through housing type, setbacks, storey height and external platform level. The current guidance shows overall height controls of 12 metres for a two-storey envelope and 15.5 metres for a three-storey envelope, subject to stricter controls.

The headline envelope is only the first screen

  • Designated landed-housing plan and applicable storey control
  • Plot size, width, housing form and boundary setbacks
  • Road reserve, drainage, platform level and technical height constraints
  • Conservation, Good Class Bungalow or urban-design controls
  • Existing approvals, easements and agency requirements

Use a Qualified Person before relying on buildable area

URA notes that its illustrations are not exhaustive and individual proposals may require lodgement or planning permission. Engage a registered architect or other appropriate Qualified Person to inspect the title, survey and applicable controls. Do not price a property on an assumed gross floor area derived from a generic diagram.
