Do not start with a district label

CCR, RCR and OCR are broad market segments, not investment recommendations. Entry price, unit attributes, tenant demand, future supply and exit audience can differ materially within the same district.

Define the investment job first

  • Income: realistic rent after vacancy, fees, tax and maintenance
  • Growth: price paid relative to comparable transactions and future supply
  • Liquidity: total quantum and the depth of the resale buyer pool
  • Resilience: ability to hold through rate, rent and price stress
  • Exit: who is likely to buy this exact unit and why

Rebuild the evidence from current records

URA publishes private residential transactions, rental contracts, developer sales and pipeline supply. Check the official property data for the project and competing area. Caveats do not capture every transaction, so record limitations must be stated.

Model the full cash commitment

Include downpayment, BSD, any ABSD, legal costs, financing, property tax, management fees, repairs and vacancy.
