Start with the investment job, not a district label
CCR, RCR and OCR are broad market segments. They do not identify a suitable investment by themselves. Define whether the home is intended to serve rental income, long-term owner occupation, resale liquidity or a combination of these objectives.
Use current, inspectable evidence
URA publishes private residential transactions, rental contracts, developer sales and pipeline supply through its property data service. Compare the selected project with genuinely similar units by tenure, size, floor, age and total quantum. Caveats do not capture every transaction, so record the data window and limitations.
Test five dimensions
- Entry: price against same-project and nearby comparable transactions.
- Demand: real tenant or owner-occupier needs, not a generic district story.
- Supply: completed, under-construction and planned competing homes.
- Holding: mortgage, tax, maintenance, vacancy and repair costs.
- Exit: the likely future buyer pool for the exact unit and quantum.
Keep the household resilient
MoneySense's property affordability guide explains TDSR, LTV and ongoing-cost considerations. Stress-test higher rates, lower rent and a slower sale. Obtain regulated financial, tax and legal advice for the actual household.
