Updated September 2026. A home-tour video is one component of a selling campaign and does not guarantee price or sale timing.
Create a useful first viewing online
A well-produced tour can explain layout, scale, circulation and the property's most relevant features before a buyer books a physical viewing. It can also reduce repeated basic questions and help interested buyers decide whether the home fits their needs.
Accuracy and consent come first
CEA requires a property agent to obtain the owner's prior consent before advertising and to ensure that material information is accurate and verified. Review the current CEA consumer guidance. A video should not conceal known defects, overstate dimensions or imply an unverified future benefit.
Video works with the rest of the campaign
- Evidence-based pricing and a clear buyer profile
- Accurate portal information and professional photography
- Long-form explanation plus short-form extracts for discovery
- Responsive enquiry handling and informed physical viewings
- Consistent feedback, offer comparison and negotiation
Measure qualified response
Views alone are not the objective. Track relevant enquiries, viewing conversion, recurring objections and offer quality. Home-tour content can expand understanding and reach, but it cannot replace correct pricing, property condition, viewing experience or negotiation.
