Brizay Park auction: what one GCB case can and cannot show

A dated, evidence-qualified review of the Brizay Park auction and the limits of GCB comparisons.

An auction result is evidence about one asset and one moment

The Brizay Park episode illustrates how reserve price, property condition, seller circumstances, financing and the depth of the eligible buyer pool can affect an auction. A withdrawn, unsuccessful or completed auction does not by itself prove that the entire Good Class Bungalow market has corrected.

GCB evidence is thin and heterogeneous

URA identifies 39 Good Class Bungalow Areas, including Brizay Park. Plot shape, road character, conservation status, topography, existing structure and redevelopment constraints can make nearby properties poor comparables. See the current URA locational criteria.

Reproduce the analysis

  • Record the auction date, reserve and outcome without inferring motive.
  • Use comparable caveats from a stated time window and explain exclusions.
  • Separate land rate from the value or cost of the existing structure.
  • Check title, planning controls, conservation and road-reserve effects.
  • Recognise that lodging a caveat is not mandatory, so public records are incomplete.
