Cross-market comparisons need common definitions
Country rankings can change when an analysis switches between nominal and inflation-adjusted prices, national and city coverage, new and resale homes, currencies or time windows. The BIS residential property price dataset improves comparability but still notes differences in coverage and compilation methods.
Use a reproducible comparison
- State the exact series, geography, property types and vintage.
- Compare both nominal and CPI-deflated changes over the same quarters.
- Separate price movement from rental, vacancy, credit and supply evidence.
- Show drawdowns and downside cases, not only growth periods.
- Do not infer causation from policy differences alone.
Singapore's 2Q2026 private residential price index rose 0.5% quarter on quarter, while different local segments moved in different directions. URA also cautioned that the macroeconomic outlook remained highly uncertain. That is dated evidence, not proof of permanent resilience.
