A white flat changes the internal starting point

HDB's project material describes white flats as having a contiguous living and bedroom space without partition walls. This gives the first owner more flexibility to configure the home, but it does not remove structural, services, fire-safety, renovation or approval constraints. Check the actual project brochure and renovation rules before committing to a layout.

Resale competitiveness cannot be known in advance

Future buyers may value flexibility, or may prefer a completed conventional layout. Outcome will also depend on project location, remaining lease, condition, renovation quality, supply and the prevailing HDB eligibility rules. A white-flat label alone cannot support a price premium.

Keep the design reversible

  • Document the approved floor plan and services.
  • Price both open-plan and future partitioning needs.
  • Retain records of approvals and renovation works.
  • Plan privacy, acoustics, storage and future household changes.
  • Use comparable transactions only after similar units reach resale eligibility.
