CPF accrued interest calculator

CPF used for a home goes back to your CPF account when you sell, with the interest it would have earned in your Ordinary Account. This estimates that refund, month by month, as CPF Board works out CPF interest.

Your numbers stay in this browser. The calculator works on your device. It does not save your numbers or send them anywhere. They are only sent if you tick "Send my numbers" in the form at the end of this page and submit it.

  • An estimate. CPF Board works out the exact figure for your account; your CPF home ownership dashboard shows it under "What Happens If".
  • When you sell at market value, the refund is capped at the price less the loan still owed. See it with the loan and costs in the condo or HDB sale proceeds calculator.
  • The refund goes back to your CPF account, not to you in cash. Below age 55 it goes to your Ordinary Account, where it can pay for your next home.

A planning aid, not advice. It uses the rules shown below and the figures you enter. Banks, IRAS and CPF Board decide the actual figures for your case.
