How unit size affects PSF in HDB flats and condos

A reproducible size-band method without retired proprietary-tool links.

A reproducible size and PSF study

  1. Define separate HDB and private-condo samples, dates and sale types.
  2. Create transparent floor-area bands before reviewing results.
  3. Control for town or district, project, tenure, age, floor and condition.
  4. Report transaction counts, medians, ranges and total quantum.
  5. Test whether the relationship holds across periods and submarkets.

Smaller units can show higher PSF because fixed location and project attributes are spread over less area, while larger units can command higher total quantum. Neither pattern is universal.
