How to read the 2024 thesis now

Launch prices and take-up in a single year reflect the sites released, project mix, unit sizes, financing conditions and buyer sentiment of that period. Region labels alone do not explain performance.

Reproduce the comparison

  1. Separate CCR, RCR and OCR projects and state the transaction window.
  2. Use median PSF together with total quantum and unit size.
  3. Distinguish developer sales from resale and subsale transactions.
  4. Compare actual later transactions with the original launch thesis.
  5. Report sample size and avoid projecting exceptional outcomes.
