Jessin and George who represented us ( the seller), are a joy to work with. They are Professional, efficient and ever so helpful. At the start of the process, they did comprehensive research about our unit/project/district/ planned transformation in the area then presented a proposal of the recommended selling price and marketing strategy, pretty impressive. We also like the timely and detailed updates PLB provided us with for each of the interested buyer who came to view our unit for sale. There were no offers received when we used another agent, but with PLB, we got 3 offers and closed the deal in around 3 months. Glad we changed our agent to PLB.

I first started enquiring about an affinity project via a video on YouTube back in May 2023. Then I contact Jessin to discuss on my situation. I wanted to sell my EC and using the sales amount to buy my next property. I gave her all my conditions - minimum sales price, next property must be brand new etc.. She is very responsive and compile a list of properties for me with all the indicative prices. It was long journey and I changed from affinity to Florence residence and end with parc clematis. She was very patient and no complaints at all. And she was not pushy, and never once ask me to lower my selling price. Compared to other agents I met, I think she is most sincere and very honest. Some agents I met will advise me to buy first and I will end up situations where I will need to sell by lowering my price. Anyway, everything end up well and I managed to sell my EC and purchase my next property through her.

"We were extremely disappointed with the rental service provided by two agents assigned to manage our newly completed condo from the developer. Initially, the first agent appeared professional and assured us they would oversee the entire rental process, including the lease expiry and handover. However, after collecting their agent fee, their interest and involvement significantly declined. My account was passed to the next agent without informing about the change. As the lease approached its end, we had to repeatedly remind them about the handover date. Eventually, they arranged a rushed handover one day after the lease expired, arriving late and completing the process in under an hour. The tenant was hurried through the process, and we landlord were left feeling uncomfortable and unsupported. The agents showed a lack of responsibility and professionalism. We had to request basic documentation such as the air-conditioning service invoice and professional cleaning invoice. Even the curtains were not cleaned, and furniture was not removed until we insisted on a proper handover. More concerning were the damages we discovered afterward: a dented wardrobe in the master bedroom, a cracked basin, an unclean balcony, patchy walls, and bathroom hooks left behind. These issues were not addressed during the handover, and the agents failed to ensure the tenant complied with the lease agreement clauses. Despite drafting the contract themselves, the agents seemed unfamiliar with its clauses. When we raised these concerns, the agents asked us to liaise directly with the tenant via group chat. As landlords, we expected the agents to mediate and represent our interests. Instead, they remained silent while we had to negotiate directly with the tenant, who refused to professionally clean the balcony and claimed the dirt was due to wear and tear. They even threatened to file a small claims case when we proposed deducting cleaning costs from the deposit. Agent Jessin agreed that the balcony flooring condition was wear and tear, yet failed to acknowledge that professional cleaning done did not do a thorough job before handover. This lack of support and accountability was deeply frustrating. Aslandlord, we have to insist that balcony floor need to be claen as it is part of the condo unit. The first agent Jesslin even send in the group chat that agent job is completed after Tenancy Agreement is signed and she did not demand for mangement fee for doing these services when we as landlord request her to follow up. We had relied on agent reviews when selecting PLB, and have had to encounter this bad experience. Unfortunately, this was the first time we encountered such poor service after liaise with several agents for our other units, and we hope others can learn from our experience."

One fine day, I was just showing interest in a unit. Then I found out the unit was sold & closed by PLB, but Shawn, the seller of this unit proactively reached out to me to represent me as my buyer agent, since we did not have a buyer's agent we agreed and went on this journey and eventually bought a unit. I went for a property viewing in Bukit Timah area advertised by Jessin and Isaac from PLB. Even though I eventually the property didn’t meet my needs, I was impressed by the enthusiasm and authenticity in both of them. I decided to engage them to sell our HDB and upgrade to a condo, they were there to support all the way from our home sales till us getting the new place.
